With a development area of 851,381 sqm and site area of 128,000 sqm, the Linca Centre is a dense mix-use development over 3 adjacent sites in the centre of Fuqing, China (the second biggest economic power in the Fujian Province). Located on a crossroad linking downtown Fuqing with the newly developed side of the city, the scheme comprises of 45,00 sqm 5 star hotel and serviced apartments, 200,000 sqm of high end residential units (ranging from 2 bed flats to 4 bed penthouses), 25,000 sqm of high performance office space and, lastly, x sqm of retail areas across multiple levels.
The retail areas are located on the low rise buildings and unify the entire site with angular shapes, providing an urban edge to the sites with active shop fronts. On the largest site, a central green park dominates the layout. The cluster of high rise residential buildings ranging between 100 and 180m in height is situated on the south end of the sites, whilst the hotel and office take a prominent place on the north end and serve as an entrance to the lush park.
